Tank to tankless installation

We can convert your existing tank-style water heater to a tankless system installed in the garage. Pricing is based on the following conditions and assumptions:

• Existing tank water heater is located in the garage and is currently gas NOT electric
   
• New tankless unit will be installed in the same general location
   
• Gas line is accessible and can be upsized as required to meet manufacturer specifications
   
• Electrical outlet is available or can be added nearby for the tankless unit
   
• Venting will be converted to approved tankless venting through an exterior wall or roof, as required
   
• Condensate drain can be installed to an approved location
   
• No structural modifications are required (framing, drywall repair beyond minor penetrations excluded)
   
• Permit and standard inspection included (if applicable)
   
• Removal and disposal of existing tank water heater included
   
• Installation performed during normal business hours
   

Exclusions / Additional Costs May Apply If:

• Gas meter or service upgrade is required
   
• Electrical panel upgrades are needed
   
• Long vent runs, roof penetrations, or specialty venting are required
   
• Garage does not meet current combustion air or clearance requirements
   
• Unforeseen code issues or concealed conditions are discovered
   

Any additional work required outside of the above scope will be clearly explained and priced before proceeding.

Tankless Water Heater Swap 

We can replace your existing tankless water heater for the listed price subject to the following conditions:

• Existing gas, water, venting, and electrical connections are code-compliant and reusable
   
• No relocation of the unit or modification to venting, gas line sizing, or condensate drainage is required
   
• Adequate gas supply is already present at the unit location
   
• Permit fees and standard inspection are included (if applicable — remove if not)
   
• Price includes removal and disposal of the existing unit
   
• Replacement is a like-for-like installation during normal business hours
   
• Any unforeseen code upgrades, access issues, or hidden conditions are excluded and would be discussed prior to proceeding
   

This price reflects a straightforward swap with no surprises. If additional work is required, we will clearly explain the reason and provide pricing before any work is performed.

Attic to ground floor tankless conversion 

We can replace your existing tankless water heater for the listed price subject to the following conditions:

• Connect to existing gas  up to 50 feet, water, venting, and electrical connections are code-compliant and usable

• House is crawl space and not slab or raised stilt house
   
• Location is 2 feet from operable window
   
• Old unit is drained and capped to be left in attic, gas line is plugged and made safe, and vent in attic is capped 

• Permit fees and standard inspection are included (if applicable — remove if not)
   
• Price does not include removal and disposal of the existing unit
   
• Replacement is scheduled and during normal business hours 

• Any unforeseen code upgrades, access issues, or hidden conditions are excluded and would be discussed prior to proceeding
   

Tank water heaters

We can replace your existing tank water heater for the listed price subject to the following conditions:

• Water heater is in accessible location and does not need extra labor to remove. 

• Existing water heater supplies, electric, and drain are usable.
   
• Location is first or ground floor
   
• Drain on water heater is operable and not clogged with sediment 

• Permit fees and standard inspection are included
   
• Price does includes removal and disposal of the existing unit
   
• Replacement is scheduled and during normal business hours 

• Any unforeseen code upgrades, access issues, or hidden conditions are excluded and would be discussed prior to proceeding
